Do you think my landlady will raise the rent if I ask her to do month to month when the lease is up.?

The lease is up at the end of this month. We are thinking of buying a home and don't want to get stuck here another year. Last year she rose the rent after we told her about a few things that needed to to be fixed. She didn't think they were worth fixing, but she did raise the rent however. We've been here for 5 years and feel like we can afford our own house. What do you think?
